Jeff Boyle brings his experience and love of Hamilton to his real estate work

One of the major ways that professional real estate agents help their clients is through knowledge and experience, and Jeff Boyle brings both to his work at Keller Williams as the owner and lead real estate agent for JBG Real Estate Advisors. JBG Real Estate Advisors, formally known as the Jeff Boyle Group, recently changed their name to showcase the commitment of all their employees to the real estate market, and the multiple real estate services they offer.

Jeff Boyle has been a Realtor for 13 years and he previously worked for an architecture firm and in property management, both of which gave him insights into the way homes are built and used that he can now share with his clients. “When we have clients who love a house and want to remodel it, I can usually tell whether a wall is load-bearing,” says Boyle. “I can spatially lay things out, what you’d do if you take this wall out and change the direction of the kitchen, whether there would be room for an island, etc.”

Over the years, he’s seen how market interest in Hamilton has shifted, both in response to low inventory across the country and due to downtown’s revitalization. “It’s hard to comprehend how much things have changed,” says Boyle. “People are looking to move to Hamilton because they want to live near downtown, shopping, and all the other things Hamilton offers; it’s like a mini Cincinnati without all the traffic.”

If you’re thinking about buying a home in the area, Boyle sees high home prices as here to stay, even if they don’t grow as fast as they did in 2020 and 2021. It’s not a bad time to buy in Hamilton and in general, he points out, because you save more with the current extremely low interest rates, even if you have a higher price point to start. 

He sees how the opening of Spooky Nook has the potential to make some major changes in the real estate market of Hamilton. Many clients who previously were looking in other Butler County towns are now asking for Hamilton specifically.

“I think short-term rentals are going to be big business in Hamilton; we’ve seen 156 bookings on Airbnb in Hamilton in 2019, then 165 in 2020, then, just through August, 290 in 2021,” says Boyle. “People are a little skittish about having them in the neighborhood, but because it is all based on reviews, short-term rentals are often the nicest looking house on the street.”

He’s so committed to home sales in Hamilton that he’s bringing an official Keller Williams office to downtown Hamilton in 2022 so that other agents can experience the growth in the market here through technology, training and support from their brokerage. “I’ve had a small office in Hamilton for 6 years, but I wanted other agents to have the opportunity too,” says Boyle. “As much time as I spend doing business in Hamilton, while also shopping, enjoying the entertainment and restaurants, as well as living here, I wanted Keller Williams to have a physical presence in Hamilton.”

The real estate transaction process can be messy at times. I spend a lot of my time coordinating between the 8 different parties involved in the transaction, and we put in 30-50 hours per home as agents just to get them closed.”
